In the middle of the building is a large-scale mechanical room. DETAILS ON THE FOUR STUDIOS / WAREHOUSE COMPARTMENTS:



Unit One - this is the first one to the right, to the west. The unit is 34 ft wide and 45 deep and shows large at 1,564 SF.

The ceiling heights are the same in each unit. Each room does have two magnificent steel trusses that run through the unit. It needs to be specially noted that one of the beams runs almost dead center of each unit lending most of the room with 15 ft 5 inches on each side of the beam on the very north wall. Thus allowing for the stacking of pallet racks. But the roof line does decline to the south for the rain run-off. So, the ceiling heights start at 15' 5" on the north side and gently slope to the south to a height of 13' 5". This is consistent for each unit.

This unit does have very significant AC ducts that run through the center of the room.



As mentioned, there is a second beam but most of the beams are a mere 1 to 3 feet from the dividing walls making them less obstructive.



The clear heights under the beams start at 13 feet and 8 inches on the northern wall. The beam slopes to the south over a distance of 53 feet to a height of 11 feet and 6 inches. This is consistent for each unit.



Unit Two - is a bit larger and measures 43 ft wide and 53 ft deep for a total of 2,279 SF. The location of the beams in this unit are truss one is 3 ft from the west wall and the second one is 13' 6" from the east wall.



Unit Three - is 45 ft wide and 53 ft deep for a total of 2,385 SF. One of the beams is dead center and the second one is 3 ft from the west wall.



Unit Four - is 46' 6" wide and 53 ' deep for a total of 2,464 SF. It is very interesting to note this unit only has one beam and it is dead center in the room.



This unit also has an exterior roll-up that is 10 feet wide and 11 feet high. This roll-up leads to a dock-high loading platform with a trucking trench.
