The standard warehouse space is not climate controlled, comes with raw concrete floors and a 12’ x 14’ overhead garage door. Option for a double overhead door with drive-through access: Suite D403 is approximately 2,100 SF. There is a tenant currently in our only drive -through, double overhead door bay who would like to downsize and get out of this space as they have more in building A. It is also 2,100 sqft at the rate of $1.30 per SF in base rent with $0.03 per SF in additional rents or $2,793.00 per month.
This is a modified gross lease, and the monthly additional rents ($0.03/ SF) includes the tenant’s proportionate share of water, dumpster, exterior security lighting, exterior pest control, quarterly HVAC filter replacements, and two annual exterior HVAC unit cleanings. At Rhodes Meadow, tenants do not pay for property taxes, or property insurance. The property is under 24-hour video surveillance and is fully fenced with an automatic gate which opens around 4:45 AM and closes around 11 PM, Monday - Friday, with Saturday and Sunday hours as well. Overnight parking in the parking lot is not permitted. The tenant will have a 4-digit passcode for access when the gate is closed and can also choose to have a remote for a refundable deposit of $75.00. Tenant is responsible for their interior electric, interior security, and Wi-Fi. 60-month lease term, first month’s rent and a security deposit equal to the last month of rent are due at signing.
Joe Palumbo is the property owner, as well as our GC, and can accommodate most buildout requirements in-house should you need additional buildout. When our tenants need additional buildout, this means no markup, just our cost, no management fees, and we can provide you with almost any buildout you would need.
